The beginnings of a Home Addition...

In the fall of 2023, we decided that 2024 would be the year that we add onto our home.

Originally, I started looking at potential future homes on all of the real estate apps. It is actually one of my favorite past times...What I began to notice is, that combined with the high interest rates, that our wants/needs for our next home were far exceeding a budget that we were comfortable with. I started crunching some numbers and ultimately came to the conclusion that we could add on an addition to our home and still come in under the cost of moving to a home that mostly fits our needs and would still probably need to be renovated and updated.

Around September 2023 I started to seriously look into the following:

Part 1:

  1. How do we finance our build?

  2. Who will design it for us?

  3. Who will build it for us?

Part 2:

  1. What did we need/want to add on?

    1. Living Room

    2. Two Kids Room w/ Jack & Jill Bathroom

    3. Bonus Room

    4. Master Suite

    5. Back Patio

We are in a very fortunate spot that we both entered into marriage with our own homes and added a few more to our portfolio over the years. We decided the best way to finance would be to leverage the capital in a home and sell another.

One thing that quickly became clear was that it was a good thing I was starting this process NOW and not waiting until when I thought it would be time to break ground. Everything takes way longer then expected and its important to interview people and find the right people to get on your team.

I interviewed several amazing contractors and companies. Most of them only wanted to offer turnkey services (which I absolutely understand and get) but we are ballin on a budget and being scrappy on how we do this so I needed to find someone who would be willing to work with us on this. We are pretty DIY and have already completed major renovations and projects in the past. We also figured this would be an easier way to phase out the finished product, we just needed walls and everything else built. I found someone who is willing to work with us on this build and I am so excited for this!

Thankfully I already knew who I had in mind that I wanted on our team for the Architecture Portion and she was willing to take on the project. Megan Glenn of Megan Glenn Architecture, has such a talent of taking what is in my hand and what comes out of my mouth and translating it to what I actually mean. My favorite part about working with her so far is how she so thoughtfully creates design and builds around how life is actually lived and thinks further down the road...like 15-20yrs. She truly designs homes that are for real life and real families. I told her that the vibe I was imagining was Modern Mediterranean Farmhouse...not even know if that was a real thing but apparently it is. Think arches, mixed textures, organic material etc. Here is the link to my Pinterest board if you are curious about inspiration.

Megan has also helped me set some realistic expectations around timeframes as well...because again everything takes longer than expected and especially when coordinating with multiple people and companies schedules.

My phrase for this year is "Aligned Chaos". Meaning, I know this project is going to be chaotic and life is going to continue to be chaotic but I am infusing intentionality, expectation, and alignment around it. As I always teach over at, Workplace Stress Solutions, chaos & stress are inevitable but it is how we manage it that makes all the difference.

It has been so fun to see the process begin to come to life, even if only on paper so far. When we got the schematics a week or so after all the measurements it put a lot of things into visual perceptive to see what actually works and what doesn't.

As of right now, schematics have been sent off to the contractor so we can get some realistic numbers back to be able to work off of.

Stay Mindful,

Rosa
